Installing a Modern Extension For Your Home

A conservatory is much more than an additional room in your home. It’s a fully functional living space that has a wide range of functions, and you are also able to move a current room into your conservatory and then create a new room, such as a bedroom.

For many homeowners, it’s simply not possible to buy a new home when they need more space.

There are now many additional fees involved, such as stamp duty, where relevant, listing the property, moving fees (and the stress of moving) and estate agent fees. A conservatory fully extends your property and adds functional living space, increasing the overall value of your property. It’s a great choice if you need an additional room in your property that you want to enjoy for years to come.
There are many different functions for your new conservatory, and the choice is fully yours to choose the best room for you. Because conservatories bring a large amount of natural light into your property, they are often popular as dining rooms as well as kitchens.
You can also use your conservatory for a wide range of other uses, such as a home office, gym or even an additional bedroom. We construct all of our conservatories with high-quality materials, with a focus on energy efficiency to create a fantastic living space.

Increasing the Value Of Your Property

Conservatory extensions are well known to increase property value, especially when they are constructed with high-quality materials and are highly energy efficient.
Increasing the total living space in square meters is the best way to increase your property value, and this increases even further depending on the location of your property.
For a general indication of how much you may see as an increase in total value, you can view other properties for sale in your area with conservatories or ask local estate agents, and this will generally give you a good indication of how much value you can add.
This makes conservatories a fantastic investment for your property, as well as adding more living space. You should expect to increase the overall efficiency rating of the property, and your conservatory will look fantastic once it is installed.
This makes your property more desirable when it’s time to sell, whilst adding to the total value. Get in touch with our local conservatory experts to arrange for your free quote.

Frequently Asked Questions

Conservatories often fall under permitted development, meaning that you do not have to apply for planning permission. It’s always recommended to notify/contact your local authority if you are unsure about whether you will require planning permission. If built to the side, they must be single-story and 4 metres or under. If built on the rear, they must not extend beyond the rear of the property by up to 6 metres for semi-detached properties and 8 metres for detached properties and must be 4 metres or under in height.

The installation process will depend on several factors, such as the size of your conservatory, whether you require planning permission and the features that you choose. We will provide you with a fully accurate indication of the duration of your project. For a general rule of thumb, they generally take 3 to 6 weeks from project start to completion. Planning permission will increase this by around 8 weeks on average.

The style of conservatory that matches your home will depend on the style of the property itself and your personal preferences. We have the following styles to choose from, which are designed to match your home:

  • Georgian & Edwardian
  • Victorian
  • Gable
  • Lean-To
  • P-Shaped/Lantern/Custom
  • Orangery
When you live in a conservation area, you’ll likely be able to have a conservatory; however, you will certainly need to apply for planning permission from your local council. Standard ‘permitted development’ rights do not apply to these protected areas. It’s recommended that you check with your local authority to understand the rules and regulations, and how you can ensure that your design respects the area’s character.

A Build Over agreement is legal consent from your local water company to build within 3 metres of a public sewer or drain, to ensure that your work won’t damage it and that maintenance access will be maintained.

You’ll need this approval before starting any work on-site. Even if you have a waste pipe that only serves your property, and is therefore classed as a private drain, if you want to build an extension within 1m of the boundary where it exits your land, you may find that a water company requires a Build Over agreement, so it’s always worth checking beforehand.

Once a new conservatory is finished, it will become part of the existing structure of your home, which includes it under your existing buildings policy. As with any other addition to your home, it’s recommended that you contact your insurance provider to ensure that your new conservatory is covered under the existing policy, or whether you need to pay a supplement. You should also check that your contents policy covers the items kept in your conservatory.

Older conservatories give modern conservatory extensions a bad name. This is because they were designed and built to cut costs, but at the cost of overall insulation. Lack of insulation means that these conservatories are too hot in the summer and too cold in the winter. This is understandably very frustrating for homeowners, as you want a room that you can enjoy all year round and not just at limited times of the year. Modern conservatories are constructed with thermal efficiency in mind and are built with high-quality materials. This ensures that you can use your conservatory all year round.

Conservatories are well known to increase the overall value of properties after they are installed. This is because you are increasing the total amount of living space in your home and increasing overall energy efficiency. Depending on the size of your conservatory, you can increase overall property value by up to 10%. This makes conservatories a fantastic investment if you are looking to increase the overall size of your property without having to go through the stress of upsizing your property.

Conservatories bring a large amount of natural light into the property, which provides natural lighting all year long. This is a great feature, and it’s surprising when you add your conservatory just how much natural light improves the look and feel of your home. Modern conservatories look fantastic as an addition to your home, and this also makes it more attractive when it’s time to sell.

With exceptional thermal efficiency, your conservatory will also make your home more efficient and reduce your energy bills. Especially when compared to an older conservatory, which has become less efficient over time. With this, combined with lighting, enhanced kerb appeal and increasing overall living space, it’s the perfect time to consider installing a new conservatory for your property.

We offer a variety of conservatory styles, including:

  • Georgian & Edwardian,
  • Victorian
  • Gable
  • Lean-To
  • P-Shaped/Lantern/Custom
  • Orangery

Therefore, we can supply you with a conservatory style to suit the style of your property.

You’ll likely have an overall style of conservatory, or perhaps you’ll need some guidance on the right design and aesthetic to suit your home best. We’ll be able to give you all the advice you need and answer your questions throughout the initial design process.

Older conservatories are known for being too cold in the winter and too hot in the summer. This is frustrating for homeowners, as they understandably want a room they can enjoy all year round, rather than just during limited times of the year.

Modern conservatories are built with thermal efficiency in mind, with high-quality materials.

A modern conservatory can be used for various applications, as it is built with thermal efficiency and noise reduction in mind. Whether you want a new home office space, a playroom for your family, or a living room space that’ll bring everyone together, a conservatory will bring you endless possibilities. In fact, conservatory extensions are now becoming popular for kitchen extensions, for an open-plan design with more usable space.
Modern conservatories are designed with energy efficiency in mind. You’ll be able to save money on your energy bills and make use of your conservatory all year round.

Your conservatory will require some maintenance and TLC after installation. This keeps your conservatory in top condition and makes it last for its full lifespan. It’s important to regularly check your conservatory for visible damage and after heavy rain or extreme weather. You should keep an eye on the inside of your conservatory for any condensation and leaks. Your conservatory shouldn’t have any condensation or leaking, but this can happen if the conservatory becomes damaged.

Yes, regular cleaning of your conservatory is recommended. Remove leaves/debris and moss to prevent blockages in the guttering and mould growth around the conservatory. Use a soft brush or microfibre for glazing panels and clean windows with non-abrasive cloths and warm soapy liquid.

Choosing an experienced team for conservatory installation ensures that you receive quality, efficiency and compliance.
